Comparable Market Analysis (CMA)
Shepherd Real Estate will prepare a CMA to compare the features of your home with those of similar actively for sale and recently sold properties in the local area. We will show you how to use this tool to determine market value for your property and decide on an asking price.
Home Staging Plan
We often become so familiar with our own homes that we overlook things that would be obvious to a potential buyer viewing it for the first time. Your Shepherd Real Estate advisor will tour your home with a fresh set of eyes. You will then receive a home staging report with recommendations for any repairs or renovations you might want to make, and other suggestions to help your home stand apart from the competition. Depending upon your particular situation, these suggestions might include items such as: repair dripping kitchen faucet; replace stained carpet in family room; pack away family photos in living room; move a sofa to the opposite wall to improve traffic flow; etc. These recommendations are optional, of course, but they will greatly increase your home’s chances of selling quickly for top dollar. An informative DVD will also be available to help explain the advantages of staging your house.
After completion of the home staging, we will take numerous photos of your house for our marketing campaign. Because today’s home buyer begins their search primarily on the internet, attractive photos can be the key to persuading them to schedule a showing of your home.
Flyers and Brochure Box
Flyers including features and photos of your home will be provided in a brochure box located near the street.
A Showing Book will be created and made available to buyers during showings. It will include any information a buyer might need to evaluate your home.
An attractive yard sign, including your personalized website, will be installed in an area of high visibility.
Multiple Listing Service (MLS)
Your home will be featured on the MLS, exposing it to the main source of active home buyers and all local REALTORS®. The listing will include many attractive photos of your home.
We will coordinate with your schedule to host periodic Sunday afternoon open houses. A knowledgeable Shepherd Real Estate salesperson will be on-site to welcome visitors, highlight the features of your home, and answer questions.

Frequent Seller Updates
